Planning Board Endorses ANR Subdivision for 646 Broadway

The Malden Planning Board unanimously approved an approval-not-required (ANR) subdivision plan for 646 Broadway on Feb. 11, allowing portions of the parcel to be merged with abutting lots at 628 Broadway, 644 Broadway and 18 Blue Hill Ave so that four parcels would consolidate into three while meeting frontage requirements.
Planning staff explained the plan’s geometry, noting the resulting lots are oddly shaped but that the transfers would formalize existing uses: the insurance company intends to take a western portion for parking, another portion will consolidate with 644 Broadway where it is already used for parking, and a segment adjoining 18 Blue Hill Ave will be transferred to that owner. Staff recommended approving and endorsing the plan because the resulting parcels meet frontage and other technical requirements.
Stephanie Stone asked for clarification on how noncontiguous pieces would be merged; staff walked the board through a color-coded plan and explained the transfers. Ken Antonucci moved to approve and endorse the application; Eric Henry seconded. The board voted in favor with no opposition. The chair said he would sign the endorsement after the meeting.
