Paradise Township planning commission approves conditional plans and multiple waivers

The Paradise Township Planning Commission met Aug. 6, 2024, and approved conditional plan approvals and several waiver requests for two separate property projects, the commission’s minutes show.

Roger Fry of Fry Surveying, representing Daniel F. and Sara B. Lapp for a proposed plan at 146 Iva Road, asked the commission to waive the plan‑scale and existing‑features plan requirements, to waive the wetland study, and to grant conditional plan approval. The commission voted to approve each request and also agreed to allow the property’s existing driveway to remain, after Fry said altering the driveway was not feasible.

Molly Hughes, P.E., of Red Barn Consulting, representing Jonathan Z. Beiler for a proposal at 254 S. Kinzer Road, presented a sewer module and requested multiple waivers including a wetland study and a stormwater management plan. Hughes also requested a modification to Section 602D so that access could be provided through an existing driveway rather than requiring each lot to front on a public street. The commission approved the sewer module, the waiver requests, the modification to Section 602D, conditional plan approval, and permission for the existing driveway to remain.

At the meeting the commission also heard two briefing presentations: Mike Barbieri of Yerkes Associates presented a lot add‑on plan for Clayton Renshaw at 941A Strasburg Road, and Tyler Wilson of Impact Engineering presented a subdivision and land development plan for Aaron G. Zook at 44 Harristown Road. The minutes record discussion of those presentations but do not show any formal actions tied to them.

The commission approved the July minutes earlier in the meeting. No members of the public spoke during the public comment period. The meeting was called to order by Dale Hershey at 7:00 p.m. and adjourned at 7:55 p.m.; minutes were submitted by Joe Phipps, Secretary.
