The Barrington Zoning Board on June 17 granted a variance to allow replacement of a deck and the addition of a modest screened porch at 305 Hemlock Lane.
Josiah Zoller presented on behalf of the applicant Hope Kennefic, explaining the project preserves most of the existing deck footprint, adds only a small screened porch for insect protection, and would not alter neighborhood character or increase traffic. He told the board the sloping lot offers limited practical locations for usable outdoor living space.
Neighbor James Devine (277 Hemlock) spoke in favor, noting the screened porch would help with mosquitoes and that the owner has been a good neighbor. Board members who visited the site described the project as straightforward and consistent with neighboring properties, and the board approved the variance by roll call.
The approval included the board’s findings that special conditions exist due to slope and constrained lot configuration, that strict enforcement would constitute an unnecessary hardship, and that granting the variance would do substantial justice. The applicant may proceed with final permit applications consistent with the approved relief and standard building permits.
