Pleasant Hill council approves first reading to rezone property on SE 6th Avenue

Mayor Pro Tem Mark Konrad presided as the Pleasant Hill City Council on Feb. 24 approved the first reading of Ordinance #967 to change the zoning designation of property generally located in the 7000 block of SE 6th Avenue from A‑1 (Agricultural/Open Space) to R‑2 (Single Family Attached Residential).
Senior Planner Brain Dunkelberger told the council the change aligns the parcel with the Pleasant Hill 2050 Future Land Use Plan, which designates the site Low Density Residential and envisions single‑family detached dwellings at roughly 1–5 units per acre. The Planning & Zoning Commission considered the request at its Feb. 2 meeting and recommended approval.
Several nearby residents — Michael Bird, Charles Wallace, Raylon Meeks, Sherry Wallace and Sarah Bird — spoke during the public hearing to register concerns about the proposed Hickory Glenn Ridge development, citing neighborhood impacts and questions about density and infrastructure. Lowell Bauer, president of LBJ Enterprises, addressed neighbors’ concerns and outlined positive aspects of the proposed project.
After questions from councilmembers about the proposal and surrounding land uses, Councilmember Len Murray moved and Councilmember Konnor Hodges seconded approval of the ordinance’s first reading. The motion passed 5‑0.
The rezoning now advances per city procedure toward a second reading and final action at a future council meeting; councilmembers did not adopt final ordinance language at this session.
