At its March 26 meeting the Town of Canaan (Falls Village) Planning & Zoning Commission discussed a proposed Village Residential Business Zone intended to promote a walkable village core with a mix of housing types and small-scale business uses.
A March 17 draft letter to Village Center residents (included with the meeting packet) describes the proposed district as permitting multifamily and cluster housing, mixed residential and neighborhood businesses, and limited small-scale manufacturing compatible with the village character. The letter states the proposal builds on recommendations in the town’s Plan of Conservation and Development and includes a map of the area proposed for inclusion. The commission plans a special informational meeting in June (exact date to be determined) to present the proposal and solicit public input.
Commissioners emphasized the need for clear public communications explaining what the expansion is, why the commission is proposing it, how it aligns with the POCD, and what changes the new district would allow. The commission asked staff to prepare explanatory materials, including a map and examples of permitted uses, and to schedule the June informational meeting.
Background and next steps: The Village Residential Business Zone is intended to concentrate new mixed-use and higher-density residential options inside the Village Center while preserving larger residential lots and open space outside the core. Staff will finalize public materials and circulate them ahead of the informational meeting; any formal zoning amendment would follow the town’s public hearing and state review processes.
Why it matters: The change would alter allowed land uses in the Village Center, potentially enabling more housing types and business activity near the town center. The commission framed the meeting as an opportunity for residents to review proposed boundaries and use rules before any formal vote.
