The planning board confirmed and memorialized its prior denial of Alishik Enterprises' application to subdivide 530 Monroe Avenue (block 43, lot 12) and for associated variance relief, the board said.
Chair Mr. DeMarco summarized the record: the vacancy and configuration of the corner lot were discussed during hearings held Jan. 23 and March 24, 2026; witnesses including a land surveyor and architect testified; board professionals asked whether the applicant would make adjustments to render the lots conforming and the applicant declined to do so. The board then voted to deny the application and associated variance relief for sideyard setback.
The denial was recorded during roll call at the meeting. Mr. Pantina moved the resolution to approve the denial and Mr. Mazio seconded; the roll call registered the board majority in favor of denial.
The board record notes that the denial applies to the variance relief sought and that the decision was based on the current submissions and applicant's unwillingness to modify the proposal to meet bulk requirements.
