The board reviewed written proposals and heard presentations from brokers responding to an RFP to market and sell county-owned parcels. Two local firms presented contrasting approaches and fee structures.
Brady Hooverman of Century 21 proposed a full-service MLS-based marketing campaign, a 6% commission (3% listing/3% buyer), and suggested listing prices including a commercial building at $250,000 and individual lots at $18,000 each. The firm said its office had strong recent sales volume in the county.
Meadow & Main Realty & Auction proposed a 5% sellers’ fee, offered both MLS and auction strategies, and recommended combining the three adjacent small lots into a single buildable parcel to improve marketability, with a combined price estimate in the $30,000–$35,000 range (estimates based on local comparables). Meadow & Main’s approach included the option to hold an auction if the board desires a defined timeline.
Board members discussed commission differentials (5% vs. 6%), abstract/title and attorney fees for closing, whether to list parcels together or separately, and auction vs. listing strategies. The board indicated a preference for Meadow & Main’s 5% proposal and directed staff to place a selection on next week’s agenda for a formal resolution to hire the broker.
