A representative for Berea Property Development LLC sought final plat approval for Stony Creek Subdivision Unit 1 Block 2, which will create 72 individually titled townhome lots.
Amanda, planning staff, told the commission the plat slightly realigns right‑of‑way to create a southern cul‑de‑sac and ensures adequate access to a sewer pump station. Cole McGlone of Vantage Engineering explained that a .03‑acre corner of right‑of‑way originally shown as a 96‑foot dedication in older maps was reduced in practice and that a previously proposed crossing to Route 25 had been denied by the state, leaving a short ‘‘stranded’’ piece of right‑of‑way.
"We have access to the pump station there. So there's a sewer pump station down there," Amanda said, describing utilities serving the plat.
Commissioners moved to approve the final plat and then considered a bond amount to cover incomplete sidewalks plus prescribed contingencies and an existing top‑coat warranty. Staff calculated the total at $104,154 and recommended a one‑year bond. The commission approved the bond amount by roll call.
The final plat and bond approval allow the developer to record the subdivision and proceed with sale or construction of the individual lots while the city holds financial assurance for incomplete public improvements.
The commission then proceeded to other agenda items.
