ZBA approves sign variances for storage complex at Orr Avenue after public comment

The Zoning Board of Appeals approved three area variances on June 25 that will allow wall‑mounted signs above the first floor and one sign on an elevation the code treats as the rear for a new Extra Space Storage building at 38 Orr Avenue.
Kelly Libolt of KARC Planning presented elevations and said the two primary signs proposed are about 94 square feet each — under the 150‑square‑foot allowance — and are proposed higher on the building for visibility because the building sits back from Route 300. "These would be backlit," Libolt said when asked about illumination.
A nearby resident, John Bowser, urged the board to consider the cumulative change in corridor character as storage and warehouse facilities multiply, and the board acknowledged those concerns. Chair Darrin Scalzo and other members noted the proposed signs are smaller than the legal maximum and that landscaping will remain in front of the building.
After reviewing the five‑factor balancing test, the board voted unanimously to grant the variances. The clerk recorded seven yes votes and no oppositions. The applicant may proceed with the permitted signage consistent with the conditions of the approval and any applicable building permits.
