Supervisors OK higher-density Miranda Place plan and several subdivision requests, grant limited setback relief

Salem Township supervisors on Nov. 20 discussed a range of land‑use items and approved several actions affecting subdivision and setback rules.
Staff and the solicitor said a developer altered an earlier 2021 approval for a 24-patio-home project and has submitted a revised plan for 31 townhouses at the site referred to in the meeting as Miranda Place; the road layout remains unchanged and NPDES approval is not affected. Staff indicated final plans are pending Planning Commission review and possible placement on the December agenda.
The board conditionally approved a commercial subdivision for John Randall Koenig (Tax Map Parcel No. 57-09-00-0-110) to create one new 8.4801-acre buildable lot, subject to amending the statement of purpose and showing a revision number and date on the plan. Supervisors also approved subdivision of Tax Map No. 57-16-00-0-013 for Alquin Heinnickel into two lots, granting a modification of minimum lot-size requirements contingent on a future land development application and specific plan notes.
Separately, the board granted a setback-line waiver for Chris Ickes to reduce the front setback from 30 feet to 20 feet for a proposed 4,000-square-foot accessory building at 212 Congruity Road. Solicitor Falatovich explained the owner may alternatively pursue a SALDO application or reduce the building size; the supervisors' relief will be noted on the building permit to protect future owners.
All motions on these land-use items passed unanimously. The Planning Commission is expected to review SALDO amendment recommendations in early December, and the supervisors agreed to schedule the required public hearing after the new year.
