Salem Township conditionally approves two subdivision plans spanning township and neighboring Murrysville

Salem Township's Board of Supervisors on Sept. 18 approved two separate land-record actions, each with multiple conditions required before final recording.
The Board approved a request by Penn Home & Farm LLC to add Lot 1 to the property of John and Patricia Kilpatrick as an additional side yard, contingent on numerous plan corrections and approvals including SEO, Township and DEP sign-offs, corrected setback and acreage labeling, documentation of ownership structure, and a revision number and date on the plan. The approval was conditioned explicitly on those items being satisfied.
Separately, the Board approved a 2-lot subdivision application by Florence Jean Artman and Sara Starrett that involves parcels partially in Murrysville and partially in Salem Township. The supervisors required plan-note revisions, removal or rewording of certain dedication language, clear pre- and post-subdivision acreage statements, submission of a Sewage Planning Module for Lot 1, and approval by the Municipality of Murrysville before the plan can be finalized.
Planning Commission Chair Connie Mattei described the Penn Home & Farm matter as legally complicated because the parcels straddle municipal boundaries and carry multiple county tax-map numbers; she warned that the Artman/Starrett plan likely will not be final until Murrysville reviews its portion and a Sewage Facilities Planning Module is submitted.
Next steps: Planning staff must confirm required plan corrections, obtain required outside agency sign-offs and verify the Sewage Planning Module before recording changes to the tax maps.
