The Columbia County Planning Commission on May 21 voted unanimously to recommend rezoning roughly 2.64 acres at 406 North Bel Air Road and 601 Ponder Place from P1 (Professional) to CC (Community Commercial).
Planning staff member Will presented concept materials showing a nonbinding plan for an approximately 8,000-square-foot building intended to accommodate a bank with additional retail or restaurant space. Staff said the property sits within the Evans Town Center overlay and that the concept meets the overlay’s frontage requirements; staff recommended approval while carrying forward a condition that all ground-mounted signs be monument style.
Bo Slaughter, representing applicant Pumpkin Center Properties LLC, said the plans are preliminary, noted interest from potential tenants and said a drive-thru is under consideration. Following discussion and questions from commissioners, a motion to recommend rezoning with the staff signage condition passed 5-0. The recommendation will go to the Columbia County Board of Commissioners for final action on June 2, 2026.
