At its Feb. 25, 2025 meeting the Henrietta Township Planning Commission scheduled two rezoning public hearings and discussed related site-plan and zoning issues.
The commission set a public hearing for a Commercial-1 to Residential-1 rezoning on Bunkerhill Road for March 4 at 7:00 p.m.; the motion to schedule the hearing was made by Commissioner R. Draeger, seconded by J. Duszynski, and passed unanimously. A proposed Commercial-1 to Residential-2 rezoning in Munith was tentatively scheduled for March 25 at 7:00 p.m., subject to the applicant's approval; that motion also passed unanimously.
Commissioners reviewed proposed site-plan text updates and suggested adding a link to natural-features (GIS) mapping to support site-plan review. The group discussed whether mixed-use residential in commercial districts should be a permitted use or remain conditional; members noted the township lacks many downtown-style buildings suitable for repurposing, raised questions about surrounding land values, and recommended leaving mixed-use as a conditional use to be decided case-by-case.
On private campgrounds (treated as an agricultural conditional use), commissioners discussed possible ordinance text to address minimum acreage, seasonal operation rules, discouraging use as event venues or RV storage, and potential nuisance mitigation. Members asked for more research, including examination of KOA rules, before drafting formal language.
During the open-comment period Ms. Vandercook warned of speculative land purchases on tax-foreclosure properties and flagged possible future legislation on land divisions and municipal sewer expansion; the minutes record her concerns but show no commission response recorded there.
The commission adjourned at 8:39 p.m. The next regular meeting and the Master Plan hearing are scheduled for March 25, 2025, at 7:00 p.m.
