The Cohasset Affordable Housing Trust voted unanimously to obtain engineering quotes to assess 39 Mill Lane and explore whether a zoning variance could be obtained to make the parcel buildable.
Town counsel reviewed an RFP previously used for 25 Heather Drive and recommended two edits for a 39 Mill Lane solicitation: replacing the phrase "potential purchaser" with "designated developer," and adding language that "the lot is not buildable as currently configured and under current zoning." Trust members discussed whether pursuing a variance would broaden marketing options and potentially increase revenue for the Trust.
Gene Pesci moved to seek engineering quotes for an assessment aimed at pursuing a variance; the motion was seconded by Chair Ted Carr and passed on a roll-call vote of 5-0 (Cindy Matheison, Gene Pesci, Paul Grady, Rob Henry, Ted Carr).
The Trust did not take a final position on whether to pursue a variance at this meeting; the approved next step is to obtain technical assessments to inform whether a variance application would be practical and cost-effective. Staff noted the RFP language suggested by counsel would make clear the lot's current zoning limitations to prospective developers.
The Trust also recorded that no public comments were offered on this item during the meeting.
