The Sevierville Regional Planning Commission on Feb. 5 recommended denial of a county rezoning request from Compass Ventures to convert roughly 5.5 acres on Ina Grace Lane from county R‑1 (rural residential) to county R‑2 (high‑density residential).
Staff explained Ina Grace (also shown as Graceway on some maps) is a relatively narrow road with no right‑of‑way recorded on county tax maps. The site contains several existing cabins, lacks public sewer, and the nearest available sewer is approximately one‑half mile north on Pullen Road. The County Zoning Resolution requires public water and sewer for R‑2 development; staff therefore recommended denial based on road quality and lack of utilities.
Vice Chairman Butch Stott moved to recommend denial; Mayor Robbie Fox seconded. The motion carried 3–2. Commissioners Robbie Fox, Butch Stott and Douglas Messer voted in favor of the recommendation; Daryl Roberts and Shane Patterson opposed it. The recommendation will be forwarded as the commission’s record on the county rezoning request.
