The Sevierville Regional Planning Commission on March 5 unanimously approved a site plan from Compass Ventures for a mixed‑use retail, restaurant and residential building at 120 E. Main St. Development Director Corey Divel told commissioners the structure would stand about 86 feet tall, with a first floor largely devoted to parking and five upper floors configured for short‑term and extended‑stay lodging.
The commission approved the plan after discussing orientation toward the river, pedestrian connections and service‑vehicle circulation. Divel said the site falls within the Town Center (TC) district, which the city amended more than a year ago to permit increased building heights when at least 50% of the first floor is parking; the project meets that condition, Divel said.
Commissioners focused on potential viewshed impacts and on extending pedestrian access to additional parking via a greenway under North Parkway. The panel said those design and connectivity considerations should be addressed as the project proceeds through site‑development review.
Daryl Roberts moved to approve the site plan; Wayne Helton seconded. The motion passed with a unanimous vote.
