Salem Township supervisors on Jan. 21 authorized a public hearing on Penn Home & Farm LLC’s request to vacate an unopened paper street tied to the Garden Courts Plan and approved multiple planning and subdivision actions.
The board voted to advertise a public hearing to consider vacating any township interest in an unopened street extending from Mark Drive as part of Penn Home & Farm’s final‑plan requirements; the hearing is scheduled for Feb. 18 at 6:00 p.m. Planning Commission Chair Connie Mattei described the Garden Courts Plan background, noting paper streets and previously vacated sections near Mark Drive and properties owned by Tom Spears.
Supervisors approved a modification request from Penn Home & Farm’s agent (McMillen Engineering) reducing the minimum front-yard building setback from 30 feet to 25 feet to match the Garden Courts Plan. They also approved the Eichenger Plan subject to previously approved conditions but excluded Condition 7 after the planning commission and the SEO (Doug Regola) confirmed certain test pits were unnecessary.
Separately, based on inspections and sanitary‑sewer testing, the township engineer (Victor P. Regola & Associates, Inc.) recommended and the board approved reducing Bayt Development LLC’s Irrevocable Letter of Credit for the Salem Ridge subdivision from $352,368.19 to $230,642.04.
