Sketch plan accepted for Beech Ridge Crossing; potential vernal pools to be verified

The North Berwick Planning Board voted 4-0 on Feb. 12 to accept the sketch plan for Beech Ridge Crossing, a proposed cluster development presented by Erik Saari for Goodrich Farms LLC.
Saari, joined by land surveyor Isaiah Plante, said the 10-parcel plan would be reviewed as a Planned Unit Development (PUD) with clustered lots (11 lots consolidated to 6 curb cuts) and shared driveways for most homes. The plan spans Residential II and Farm & Forest zoning districts. Saari reported completed test pits and said the team plans to confirm pocket wetlands that may be vernal pools with a soil scientist in April; until then, they are treating those areas as if they were vernal pools.
Board members discussed driveway consolidation, the mixed-zone lot, and whether a homeowners association would be formed; Saari said no HOA is planned. Rather than perform a formal site walk, the board voted to conduct drive-by visits and set escrow at $20,500 for the town’s review. The sketch-plan acceptance advances the project to subsequent technical review and any required waivers or environmental confirmations.
If the suspected vernal pools are confirmed in April, the applicant will need to document protections or mitigation as required by the town’s wetland and shoreland standards before final approval.
