Planning board accepts sketch plan for three-lot Adams Bridge subdivision, sets escrow and site walk

The North Berwick Planning Board unanimously accepted a sketch plan for a proposed three-parcel residential subdivision on Adams Bridge Road presented Feb. 12 by Erik Saari on behalf of applicants Brian Jewell and Jay Archer.
Saari said the 10.5-acre proposal includes a parcel previously cut in 2023 that has an issued building permit but no construction begun. The new lots are planned to use private wells and septic systems; the presenter indicated the project will likely request waivers as it advances. The board noted a barn on the property will need demolition and listed that and other minor items as conditions to be addressed in future submissions.
Board members also noted, with a GIS check, that a fire hydrant exists within about 1,000 feet of the site; the Road Commissioner will provide additional review later. Mark Reed moved to schedule a site walk for Thursday, Feb. 26, 2026 at approximately 5:15 p.m.; the motion passed 4-0. The board set escrow at $17,000 for continued review and accepted the sketch plan by unanimous vote.
The sketch acceptance advances the subdivision to the next stage of review; required waivers and final engineering will be considered in subsequent submissions to the board.
