Seabrook board allows mobile-home replacement on grandfathered three-unit lot

The Town of Seabrook Board of Adjustment on March 25 approved a variance allowing applicant Kaylee Peek of 26 Folly Mill Road to replace a 1970 mobile home on a three-unit lot in Zone 6M with a newer double-wide of the same bedroom count.
The board said the requested relief from Section 7, subsection 5.3 is not contrary to the public interest, observed the spirit of the ordinance, and concluded that literal enforcement would cause unnecessary hardship in this instance. The motion to accept the variance as written was moved by Fidea Azouri and seconded by Bob Larochelle; the vote as recorded in the transcript was unanimous.
The board’s Notice of Decision notes the approval expires after two years if work is not completed and that compliance with the conditions must be met before a building permit will be issued. The notice also includes the standard rehearing provision under the New Hampshire Revised Statutes Annotated, Chapter 31:74–76, allowing appeal or rehearing within 30 days of the determination.
