A presenter described three redevelopment scenarios for the corridor — residential, mixed‑use and light industrial — and said the plan focuses on roadway and utility improvements, potential property acquisition and coordination with adjacent jurisdictions. "The total amount, as I mentioned, is about 10,300,000," the presenter said, summarizing the draft infrastructure budget for sanitary, water, storm and sewer work.
The presenter said the proposal does not include zoning changes and emphasized the need for cooperation between the Economic Development and Planning departments to monitor property availability and integrate roadway projects. Commissioners asked for clarifications about the area’s boundaries and how unincorporated parcels would be handled; staff pointed to parcels near Stratham Mans Hills and the west side of I‑65 as examples.
Under the commission’s process, the approved Plan Commission resolution will go to City Council for consideration; if Council approves, the item will return to the Redevelopment Commission for public hearing and final confirmation. The motion to approve the plan carried with no recorded opposition.
