Staff reports multiple Calera City commercial and subdivision projects underway

Planning staff provided the commission with a rundown of ongoing development across Calera City, noting progress on both commercial and residential projects.

Staff said a convenience store at the intersection of Highway 42 and 70 is largely complete but requires a turn lane before a certificate of occupancy can be issued. Central Tech Bank and a storage facility on Route 31 were reported as under construction or open; Dollar General on Highway 25 is progressing. George Parkway apartment construction also continues.

On residential subdivisions, staff reported activity in multiple neighborhoods: Canon Park phases 4–5, Rouge sector 4, Z Creek phase 2 sector 4, Osland phase 3, Aberdine phase 1, Timberline (phases 6–7, with 7D on the evening agenda for plat approval), Milp/Millpoint (phase 1 built, phase 2 prelim on the agenda), and Highland/other final plat work. Staff gave specific lot counts for Millpoint phase one (105 lots) and noted phase two would add 87 lots; an estimated 70 lots were discussed for phase three if/when plans are submitted.

Commissioners used the report to highlight practical issues—when to apply top coats to new roads, how bonds are structured, and how staggered construction traffic affects sealing and long-term pavement performance. Staff and commissioners agreed to consider whether regulations or bonding procedures should be modified to reduce recurring maintenance impacts in partially completed subdivisions.
