Planning Board approves ANR plan to reconfigure two Hingham Street lots

The Rockland Planning Board voted unanimously May 26 to approve an ANR (Form A) plan that reconfigures parcels at 451 and 467 Hingham Street so both resulting lots meet zoning requirements. Kayla Sepulveda, representing the applicants, told the board the properties currently total about 30,882 square feet (the zoning minimum cited in the discussion was 32,670 square feet) and that a 234-square-foot Parcel A would be conveyed from the Forgeron property (451 Hingham Street) to the Bega property (467 Hingham Street) to correct frontage and lot-width shortfalls.
Sepulveda said the conveyance will give Lot 2, once combined with Parcel A, frontage that conforms with the bylaw and bring its lot width into compliance with the retreat-lot requirements. Parcel B will be combined with Lot 3 (the remaining Forgeron land) to create a lot of about 33,537 square feet; Sepulveda said that after the transfer the Forgeron property will have about 113.67 feet of frontage, meeting the minimum frontage requirement.
Owner Aris Bega described intended changes to the 467 Hingham Street parcel, saying the plan is for a single-family house, an accessory dwelling unit and potential future rental use. He said an existing barn ‘‘will be raised’’ (demolished), a shed will be moved, the new house will be located roughly 380–390 feet from the road, and a sprinkler system will be installed. Board members asked for clarification on setbacks and existing structures before the vote.
After the discussion the board approved the ANR plan by unanimous vote. The approval changes parcel boundaries through conveyances among the two properties; no separate variance or zoning relief was recorded in the minutes. The planning board did not attach additional conditions in the meeting record. The board’s record shows the matter was introduced during New Business and concluded in the same session.
