Shawn Woods of Woods Construction presented an initial sketch plan for a four-lot Birchwood Estates subdivision on Randall Road at the Feb. 26 Planning Board meeting. Each lot is just under two acres; Woods said the company plans to build spec homes at roughly one- to two-per-year pace and has submitted test pits and septic system designs.
Woods said he intends to disturb as little vegetation as possible and to maintain a 50-foot setback with leach fields inside that area and 30-foot driveways. Abutters submitted email comments asking that privacy buffers be preserved. The board asked the applicant to stake corners for the proposed lots and driveways and scheduled a site walk for Thursday, March 12, 2026 at 5:30 p.m. The board also set the escrow amount for the application at $17,000.
Mark Reed moved to schedule the site walk; Jack Olea seconded. The motion carried 5-0. Mark Reed moved to set the escrow amount at $17,000; Mark Cahoon seconded. VOTE: 5-0.
