Trustees delay decision after Lennar asks to cut required front‑brick from 60% to 25% in Hunter’s Chase East

Todd Kleven and Luke Fricke of Lennar Homes asked the Village of Beecher Board of Trustees on Aug. 26 to amend the Planned Unit Development for the Hunter’s Chase East subdivision to lower the front‑façade brick requirement from 60% to 25%. Lennar representatives said the 60% standard would raise costs and noted some existing homes in the area have less than 60% brick.
Trustee Kraus opposed lowering the standard, saying it would be unfair to current homeowners who complied with the PUD and would change the character of the neighborhood. Trustee Tieri echoed concerns, and other trustees asked questions about the potential strain on the school district and the village water system if many homes were built quickly. No formal vote was taken; the Board reached consensus to review several recently built Lennar homes and the company’s model renderings before taking action.
The request affects roughly 45 lots Lennar currently owns, with the developer indicating plans to acquire as many as 60 vacant lots in the subdivision. Attorney Tim Kuiper later advised the Board that choosing to approve the change would accelerate growth, while denying it would keep the village on a slower growth track.
The Board did not set a timeline for a final decision; President Meyer and trustees directed staff to schedule visits and follow up with the Planning & Zoning Commission as needed.
