River Ridge CDD authorizes RG Architects subconsultant work; approves master signage design
Summary
The Board approved Bowman Consulting retaining RG Architects as a subconsultant to redesign two gatehouses and approved Bowman’s landscape architecture proposal for a Pelican Sound master signage replacement program. The Board agreed to book $62,500 as an up-front deferred, reimbursable cost and to begin design and permitting (estimated 12–18 months).
The River Ridge Community Development District on Oct. 22 authorized Bowman Consulting to retain RG Architects, P.A. as a subconsultant to provide redesign services for two gatehouses and approved Bowman Consulting Group’s proposal for the Pelican Sound master signage program.
Eric Long presented the RG Architects fee proposal for a gatehouse facelift (not demolition) and said RG is familiar with the community’s architectural vocabulary. The Board discussed project details including the need for new elevation certificates, potential changes in flood-zone designations, and whether monument work should be subcontracted through Bowman. Staff and the engineer noted design and permitting were expected to take about 12 to 18 months.
The Board approved booking the $62,500 design expenditure as a reimbursable deferred cost to be invoiced to the CDD when financing is issued; Mr. Krebs and Mr. Long will confirm documentation and contract routing. The motion authorized the Chair to execute subconsultant documents after review by District Counsel and the District Manager. Mr. Long will take the lead on gatehouse and neighborhood coordination; Mr. Blumenthal will serve as the Board liaison for communication and monthly updates.
Separately, the Board approved Bowman Consulting Group’s landscape architecture proposal to replace monuments across Pelican Sound, with neighborhood monument replacements budgeted under the Pelican Sound replacement reserves. The Board noted some monuments will be relocated and that Bowman will coordinate monument styling to maintain visual consistency.
Design work is expected to begin ahead of construction financing; construction is projected to start in 2026 subject to financing and permits.
