Board hears project closeout updates; persistent HVAC alarms at High School North and construction delays at Intermediate South

Facilities staff presented a multi-site construction update and answered board questions about systems still under warranty and near-term safety issues.
Staff said the district completed the energy-management closeout and that group two and other summer projects were in final closeout with most punch-list items addressed—about 10 items remained across group projects after starting summer with about 40. For sites still under warranty, staff said they expected final closeout documents from contractors by the end of the week.
At High School North, staff and board members discussed HVAC units that have been going into alarm on a daily basis. Staff described the alarms as related to airflow and high-head-pressure conditions and said manufacturers and contractors were engaged to troubleshoot. One board member recounted attending an event in a classroom where the units made it difficult to hear presenters and said the ongoing alarms and some loud units were "disappointing" and needed a resolution before school opens.
Regarding Intermediate South construction, staff said the schedule has slipped and the contractor now anticipates substantial completion toward mid-to-late October; staff said contractors were working weekends to accelerate progress and identified long lead-time items (metal copings and other finish materials) as causes of delay. Staff warned change orders could still occur as work proceeds.
Other site updates included delayed window deliveries for two grant projects (expected in September and October), an operational grinder pump at Intermediate East, and a Pine Beach monitoring-well sample collected July 31 with results pending.
Board members asked how the district will manage temporary restroom needs and emphasized that project closeout should include remedies for units that go into alarm.
Staff thanked local partners and volunteers who assisted with installations and noted ongoing communications with contractors and designers to ensure work is completed to standards.
