Planning board approves updated 7‑lot Beech Ridge Crossing sketch and reduces escrow

Goodrich Farms LLC presented an updated sketch April 9 for Beech Ridge Crossing, a revised traditional seven‑lot subdivision on Beech Ridge Road spanning Residential II and Farm & Forest zoning districts.
Erik Saari of Altus Engineering said the plan was revised from an earlier open‑space design to a traditional subdivision. Saari noted Lot 1 lies in two zones and the plan states the more restrictive Farm & Forest rules apply; he said test pits have passed and the project will use private septic with public water. Isaiah Plante told the board there is potential to allow duplexes on lots 2–7.
The board voted 5‑0 not to do a site walk, with Justin Perry making the motion and Mark Reed seconding. The board also voted 5‑0 to reduce the previously set escrow from $20,500 to $16,500 to reflect the decrease in lots from 11 to 7 (motion by Mark Reed, seconded by David Ballard), and voted 5‑0 to accept the updated sketch plan (motion by Mark Reed, seconded by Jack Olea). The acceptance advances the project through preliminary review; the board did not record any final approvals at the meeting.
