Iowa City commission approves landmark designations for four North Gilbert Street properties

The Iowa City Historic Preservation Commission voted to designate four properties in the 200 block of North Gilbert Street as local historic landmarks during a public hearing on May 14, 2026.
The properties — the Baranic/Cherney/Hudichek House at 214 North Gilbert Street; the Hudichek House at 210 North Gilbert Street; the Herbert House at 204 North Gilbert Street; and the Fox Head (Herbert) Tavern at 402 East Market Street — were nominated by the Iowa City Community Theater after being owned by members of the Hudichek family for more than a century. Staff told the commission the family bequeathed the properties to the theater with a directive that they be preserved for community use.
Staff explained that local landmark status requires significance in Iowa City history, architecture, archaeology or culture and sufficient integrity to express that significance. The commission was shown photos, maps and nomination materials describing the buildings’ association with Czech and German immigrant craftsmen and the neighborhood’s brewing-era history. Staff noted local landmark designation will require approval of significant exterior changes and can make properties eligible for certain local and state incentives; federal historic tax credits require National Register listing.
During the hearing staff described each property in turn. The 214 North Gilbert Street house dates to the 1870s and retains a rare detached summer kitchen and Queen Anne details added by a stonemason; the 210 North Gilbert Street house, built about 1896, is a hipped-roof Queen Anne associated with carpenter Joseph Hudichek and the Freigher Construction firm; the 204 North Gilbert Street house is an immigrant cottage tied to tavern owner Joseph Herbert; and the tavern at 402 East Market Street is a rare surviving wood-frame commercial building with documented use as a saloon before and after Prohibition.
Members of the public spoke in favor of designation. Rachel Carlson of Friends of Historic Preservation said the cluster ‘‘helps tell the story of early brewing industry in Iowa City’’ and noted Mary Ellen Hudichek’s wish that her family’s properties be preserved. Resident Amy Benur described oral-history work documenting the neighborhood’s literary and music culture and said the properties have served and sheltered members of the LGBTQ community over the decades.
Commissioners took separate motions for each property. Wagner moved to designate 214 North Gilbert Street under the local criteria; Beck moved to designate 210 North Gilbert Street; a motion was made to designate 204 North Gilbert Street; and Villainova moved to designate the Fox Head/Herbert Tavern at 402 East Market Street. Each motion was approved with all commissioners present voting in favor.
The commission’s staff report and the public letters submitted before and after the agenda were attached to the meeting materials. Staff also reported minor administrative certificates issued this month, including a new sign at 203 North Lind Street and permitting work items such as HVAC and deck replacements.
The commission noted membership changes and thanked departing long-serving commissioners Frank Wagner and Carl Brown. Election of officers is scheduled for the next meeting. The commission adjourned following the items on the agenda.
