Council hears abutters’ request to buy Bundy Road stub, schedules public hearing process

Town staff presented a request from abutting property owners to purchase a 2.27‑acre stub road parcel on Bundy Road. The parcel, originally held for a possible future road connection, is non‑buildable by itself. Staff reported two appraisals that together value the parcel at roughly $45,000 (about $22,500 per abutter), said the TPZ referral was positive, and noted administrative requirements under the town’s land disposition policy.

Staff explained the next procedural steps: the property must be posted for 30 days, the town must hold a public hearing, and the council must authorize the sale at a subsequent meeting. Staff recommended advertising for a public hearing, likely in October, to allow abutters and the public to comment.

Ed Cole and Mike Alberto, local business owners who maintain the parcel at their expense, told staff they would divide the parcel 50/50 if the sale proceeds and that extra area could provide limited additional parking for businesses in the small industrial cul‑de‑sac. Town staff said Lowe’s (an adjacent larger property owner) had not expressed interest in using the parcel for access and that survey work will be required prior to a final conveyance.

The council did not vote to sell at the meeting; instead it agreed to proceed with the required public‑notice steps and to place a public hearing on a future agenda.

Next steps: staff to post the property for 30 days, notify interested parties and schedule a public hearing (staff suggested October). A final sale decision would follow the public hearing and any required survey work.
