The Penn Forest Township Board of Supervisors granted conditional approval Aug. 5 to a two‑lot reverse subdivision for properties in Penn Forest Pines.
Zoning officer Philip Prout submitted the zoning report and the Planning Commission recommended granting a waiver to the subdivision and land development ordinance (SALDO) for the eight‑inch tree requirement under SALDO Section 210.16.C.31. Supervisor Christian Bartulovich moved to grant the waiver; Chairman Roger Meckes seconded and the motion passed by roll call.
The board then accepted the plan as recommended by the Planning Commission on the condition that the applicant address the engineer’s review comments dated July 17, 2024, and the County review letter of July 16, 2024, and pay any outstanding fees. Supervisor Meckes moved and Supervisor Denier seconded; roll call shows the motion passed with three yes votes and two absences.
Why it matters: Granting the waiver allows the applicant to proceed with a modified subdivision plan subject to technical corrections and outstanding administrative requirements. The conditional acceptance places responsibility on the applicant to resolve engineering and county concerns before final approval.
The board recorded the conditional approval consistent with Planning Commission recommendations; no final plat or fee receipts were recorded in the minutes at the meeting.
Next steps: The applicant must address the engineer and county review comments and remit any outstanding fees before the plan is finalized.
