Auburndale approves first readings for two land-use and zoning changes

Mayor Dorothea Taylor Bogert and the Auburndale City Commission approved first-reading ordinances June 16 to amend future land-use and zoning for two separate properties as part of routine development reviews.
Community Development Director Julie Womble described the first request as an annexation and map amendment for the Gapway Grove parcel of approximately 0.42 acres. The Commission reclassified the parcel from Polk County’s Residential Suburban designation to the City of Auburndale’s Lakes District Mixed Use (LDMU) future land-use category and established an Estate Residential (ER) zoning classification. Womble said the requested changes are consistent with the city’s Comprehensive Plan and the Lakes District overlay; the Planning Commission recommended approval (5–0). The ordinance was read by City Attorney Frederick J. Murphy Jr. and approved on first reading (Ordinance No. 1827, motion by Commissioner Keith Cowie, second by Commissioner Jordan Helms; vote: all ayes).
The Commission then considered amendments related to George’s Tire & Automotive Center. Womble outlined a proposal to amend the Future Land Use designation for two parcels at and adjacent to 412 Pine St. (together roughly 0.37 acres) from Medium Density Residential (and a portion already designated Commercial Corridor) to Commercial Corridor and to reclassify zoning from General Residential‑1 (RG‑1) to Commercial Highway (CH) to allow for an expansion of the tire shop. The Planning Commission recommended approval (5–0). The City Attorney read Ordinance No. 1829 (future land-use amendment) and Ordinance No. 1830 (zoning map amendment) by title; both were approved on first reading (motions and seconds noted; votes: all ayes).
Both items were presented by staff as consistent with adjacent land uses and with City regulations. Womble and City Manager Jeffrey Tillman confirmed the proposals include necessary map and zoning changes; no members of the public offered comment during either public hearing. The ordinances will proceed according to the city’s ordinance adoption schedule for subsequent readings and final action.
