City planner Miguel Clan gave an update on local development and planning projects, outlining near-term items before the planning-and-zoning commission and city council.
Clan said the Valero retail strip center’s site plan will be scheduled for Planning & Zoning Commission approval on July 6 after completing multiple submittals; that project includes a proposed 15,000-square-foot retail building and a drainage pond. A six-suite spec building along FM 1777 is under second review and was placed on the P&Z agenda in case engineering comments are cleared. He also reported that a Sonic convenience-store project at Berry and FM 6 is under construction and expected to open within about a year.
Clan described a UT Arlington Institute of Urban Studies partnership to finalize a downtown plan, noting students have already completed much of the work and the faculty will refine the product for a small, nominal city fee. He also circulated a list of grants the MDD could pursue; most programs require the city to be the official applicant, though the MDD could provide letters of support and pursue select opportunities directly.
Clan supplied population and trade-area context during the discussion, noting the city water-meter count suggests approximately 4,000 residents inside city limits and a trade-area population near 15,000 the MDD serves.
Next steps: Valero and the rezoning/plan cases will proceed through P&Z and then council in July; the downtown-plan deliverable will be finalized by UT Arlington faculty; staff and board volunteers will vet grant opportunities for city-led applications and MDD support.
