During the Oct. 22 public comment period, Oak Run resident Lynde Sorensen described water intrusion that she said has caused high moisture readings under her unit’s slab, buckled wood flooring in a master bedroom and mold concerns.
Sorensen said inspections found no plumbing or HVAC leaks and a leak-detection firm reported very high moisture levels in the floor and concrete slab. She told the board that increased rainfall left ponded water behind her unit and that underground downspouts were submerged; a foundation specialist recommended perimeter drain tiles and 5–10 foot downspout extensions.
Board members and staff discussed possible sources of the moisture, with Mr. Krebs noting the area was originally an indigenous preserve and not part of the water-management system until rezoning. Mr. Schultz and Mrs. Adams indicated drain tiles are typically an HOA responsibility and that the CDD may have limited authority over neighborhood-level drainage elements; Sorensen asked the CDD and the HOA to seek an innovative, cooperative solution.
