The Buford City Commission on Sept. 8, 2025 approved a series of land-use applications, including a rezoning to permit a 10-lot gated subdivision and multiple special-use permits and zoning modifications for commercial development.
Pruett Farms, LLC sought rezoning of 16.37 acres on New Bethany Road from RA-200 to R-100 to permit subdivision into 10 single-family lots of approximately one acre each. William Reeves spoke for the applicant; the Commission approved the rezoning with multiple conditions. Those conditions require a house location plan approved by the Planning Director, four-sided brick or stone construction with approved accent materials, a minimum 4,000-square-foot gross-heated floor area (exclusive of garages or basements), minimum three-car garages, minimum 18-foot driveways, sod and two 3-inch ornamental trees in front yards, and construction of a gated private road built to public-road standards.
The Commission also approved Special Use Permit #SUP-25-14 (Contineo Group/Michael Costa) for storage business condominiums at 5574 Lanier Islands Parkway with conditions including a reduced front setback (50 to 10 feet), a 10-foot enhanced landscape strip screened with evergreens, a prohibition on outdoor storage, and required Planning Director approval of elevations and the final site plan. Special Use Permit #SUP-25-15 (Davis Engineering & Surveying/Payton Anderson) for office-warehouse condominiums at 1050 Sugar Hill Road was approved with conditions that reduce the side and rear buffer to 25 feet (with enhanced evergreen plantings), allow an on-site septic system to encroach into the rear buffer, prohibit outdoor storage, and require paved parking, labeled building elevations and final site-plan approval.
The Commission approved zoning modification #ZM-25-03 (CH Realty) to eliminate a cornice on a warehouse. It also approved #ZM-25-04 and #ZM-25-05 (Friendship Real Estate) to permit a Zaxby’s on Tract 2A and a car wash on Tract B, respectively. Those approvals included required asphalt or concrete parking, architectural plan review by the Planning Director, enhanced landscape strips along Hamilton Mill Road with specified evergreen percentages, a 3-foot evergreen hedge or berm to block headlight glare, and concurrent variances for parking percentages, accent colors and certain exterior features. All motions were approved unanimously (Ayes 3, Nays 0).
