Chair Jeff Viner opened the evidentiary portion of the meeting and led the board through testimony and procedural checks. Clerk Terry Douglas reported that the board had not received any letters, emails, or phone calls about the application and that “the notice had been placed in the Berkshire Eagle on May 22 and May 29, 2026,” a required step for public notice.
The applicants, Jeffrey and Deborah Storie, told the board the project replaces a storage trailer with a permanent shed. Jeffrey Storie said the proposed shed would be 10 by 20 feet and one story, and that his primary residence is about 2,500 square feet. He also told the board that the existing trailer, which he described as about 6 by 12 feet, had already been removed and that the neighbor on lot 285 had expressed no objection.
Board members queried details about size and placement. Dan Thornton asked whether the new shed would be larger than the trailer; Storie replied that the trailer had been 6 by 12 and the proposed shed would be slightly larger at 10 by 20 feet. Chair Viner emphasized the ZBA’s size and placement limits for accessory structures in R-3 properties and proposed permit conditions.
Viner moved to grant the special permit with restrictions requiring that the shed remain one story, be no larger than 10 by 20 feet, and be set back at least 10 feet from the house; Bruce Alexander seconded the motion. The board voted unanimously in favor: Dan Thornton, Bruce Alexander and Jeff Viner voted yes. The board then closed the meeting at 6:20 p.m.
The permit grants the Stor ies the ability to install the described accessory structure under the conditions imposed; no appeals, additional variances, or other follow-up items were recorded during the meeting.
