Montville Zoning Board roundup: two residential variances approved; commercial site plan carried

• LoGrasso (ZC/SOIL18-25, Brook Valley Rd.): Approved — multiple variances to permit a new single-family home on an undersized lot (front/rear setbacks, lot size, driveway width and limited riparian disturbance). Approval conditioned on a 15-foot driveway (pending emergency-services acceptance), metes-and-bounds for a septic easement, and a reforestation plan. Motion by Larry Lomrantz; second by Jake Kovalcik. Roll-call yes votes: Gomilla, Lomrantz, Coklar, Pisano, Kovalcik.
• Patel (ZC13-25, 86 Windsor Dr.): Carried with notice preserved to Aug. 5, 2026.
• NCK Distributors (ZSPP/FDC07-24, 858 Rt 202): Applicant requested the matter be carried to the July 1, 2026 hearing (commercial site plan/’d’ and ‘c’ variances for a gas station and convenience store).
• Administrative items: Minutes of April 22, 2026 were adopted; listed invoices were approved; an extension request (ZEXT09-26 Desir & Polyuko, 7 Cedar Rd.) was granted to April 1, 2027.
The board adjourned after completing the agenda; no closed session was held.
