Sudbury Select Board authorizes Housing Trust to buy 16 Stone Road for $825,000

The Sudbury Select Board on May 19 authorized the Sudbury Housing Trust to purchase a single-family house at 16 Stone Road for $825,000, place a permanent affordable deed restriction on the property, make necessary repairs, and resell it to an income-qualified purchaser. The vote occurred during a closed executive session called to protect the town’s negotiating position.
Adam Burney, the town’s director of planning and community development, told the board an offer by the Sudbury Housing Trust had been accepted by the owner. "An offer was made by the Sudbury Housing Trust and accepted by the owner," Burney said, and he added the property was intended to be added to the town’s inventory of affordable family housing.
Burney reported that a home inspection conducted earlier that day "found the home in very good condition as to the condition of the home," and said the Trust would set aside $50,000 for maintenance repairs. He also said any back taxes on the property would be assumed by the Town and that the transaction was expected to close in 45 days. He referenced the Offer to Purchase materials and the "Sudbury Housing Trust Home Preservation Process" flow chart as part of the documentation considered.
Board Member Charles Russo asked that related documentation be submitted to the Select Board in advance of future decisions; Burney agreed to provide materials earlier. Russo also noted that a comparable property in the Pine Lakes neighborhood recently went under agreement at a considerably higher price, a market-comparison point he raised for the record.
Vice-Chair Janie Dretler moved to authorize the purchase; Board Member Daniel Carty seconded. The board recorded a 5-0 vote in favor (Dretler, Carty, Radha Gargeya, Charles Russo and Chair Lisa Kouchakdjian). The board also voted 5-0 to support the Sudbury Housing Trust to expend up to $75,000 for repairs at the property.
The executive session ended after the votes; the board adjourned the closed session at 7:30 p.m. and planned to resume open session. The approvals authorize the Trust to complete the purchase and make repairs prior to resale to an income-qualified buyer.
