The Kennebunk Planning Board on May 11 approved an amendment to the Lake Brook Farm subdivision at 37 Port Road to add driveway access to Lot 5, contingent on replacing any street trees negatively impacted by the installation or associated stormwater improvements.
Town Planner Hannah Watson summarized the requested amendment and recent updates to the plan. Applicant Mike Falkenburgh explained the need for the access, described stormwater considerations and the potential for impacts to vegetation, and answered board questions about site layout and drainage.
The board opened a public hearing and recorded no public comments before closing the hearing. The board then reviewed the Findings of Fact and added a condition requiring that “if any street trees are negatively impacted by the installation of the driveway and associated stormwater improvements, they will be replaced and replanted in a nearby location.” Janice Vance moved to approve the Findings of Fact and conditions of approval; Richard Smith seconded. The motion carried 4-0.
Votes at a glance: the board also approved the April 27, 2026 meeting minutes (motion by Janice Vance, second Richard Smith; vote 4-0) and later moved to adjourn (motion by Janice Vance, second Richard Smith; vote 4-0).
Next steps: The amendment is approved as conditioned; the record does not specify a follow-up date for implementation oversight or planting schedule.
