Kennebunk planners deem Lake Brook Farm driveway amendment complete, set May 11 public hearing

Chris MacClinchy, chair of the Kennebunk Planning Board, called the April 27 meeting to order and the board considered an application to amend the Lake Brook Farm subdivision at 37 Port Road to allow a driveway and related additions.
Oscar Keydel, a land surveyor with Sebago Technics, said the original subdivision plan included a note stating ``there are no proposed changes on this lot,'' so no drainage plan had been prepared; adding a driveway and garage addition requires amending that prior plan. Town Engineer Chris Osterrieder told the board Public Services reviewed the proposal, "has not expressed any concerns about it," reviewed driveway sizing and calculations, and requested removal of leftover storm check dams from the original subdivision.
Board members asked whether an existing access would remain and about wastewater disposal and sightline distance; Keydel said the driveway would be at least 100 feet from the Lake Brook Drive intersection and that the currently referenced wastewater system lies on the southeasterly side of the lot. Janice Vance moved and Robert Metcalf seconded a motion to consider the subdivision amendment application complete; the board voted 5-0 to approve completeness and scheduled a public hearing for May 11, 2026.
The application was handled as a minor amendment under Article 14 (Section 14.1) procedures for approving a revised plan. Next step: the board will hold the public hearing on May 11 and then consider any public testimony and final action.
