Commission approves concealed roof shingle replacement at 375 East Fifth

The commission approved a certificate of approval (COA26000477) June 30 to allow replacement of a concealed section of roof at 375 East Fifth Avenue with a Landmark Pro dimensional shingle in an evergreen color.

Staff had recommended continuation to allow the applicant time to revise the submission to better align with city code and Italian Village roof guidelines, saying staff “recommends continuation of application COA2600477” to address shape and compatibility concerns. Applicants told commissioners the existing three-tab shingles are no longer manufactured and that the proposed Landmark Pro has a higher wind rating and more durable profile.

Commissioner Joe Bardi pressed the applicant on availability and long-term consistency, asking, “What’s the remaining life in the rest of the roofs?” Staff and the applicants said the larger roof sections likely have another several years of service while the valley and three-tab areas have sustained repeated wind damage. Commissioners said the replacement was acceptable because the area to be replaced is largely hidden from the right-of-way and because the higher wind rating reduced risk of recurrent repairs.

A motion to approve the application “as submitted with the evergreen shingle” was made and seconded; the chair noted the motion carried. The record shows at least one opposition and one abstention, and the commission directed staff to coordinate final implementation details and to note consistency goals for future replacements.

Work may proceed after the applicant works with staff on final details and any required permit filings.
