Planning Board approves amended site plan for 95 Shaker Road, requires angled parking and other conditions

The East Longmeadow Planning Board on April 7 approved an amended site plan (SITE-2026-01) for a roughly 5,000-square-foot commercial/office building at 95 Shaker Road that now includes a third story and a relocated building footprint to increase parking.
The applicant, identified as Steven L. Graham (trustee of 21 Shillingford Realty Trust), explained the amendment would move the building to the south end of the lot and place stormwater catch basins underground to allow more parking to the north. The third story was described as commercial space; the applicant noted that if a mixed-use bylaw is later adopted the space could be converted to four to six condominiums.
Planning Board members asked for signage to clarify traffic flow through the lot. Resident Ralph Page suggested angling parking spaces to promote correct traffic circulation and said he supported the amended plan. The Board voted to require 45-degree angled parking and endcaps, to have the Planning Director approve the specifics, granted the requested parking waiver, approved the site-plan findings and authorized SITE-2026-01 with conditions. All motions carried 4-0-0.
The final approval includes conditions and the parking-configuration requirement to be implemented under the Planning Director’s administrative review.
