Planning Board approves 7,606 sq ft addition for W.F. Young with parking and drainage conditions

The East Longmeadow Planning Board on April 7 approved a 7,606-square-foot addition to the W.F. Young Inc. manufacturing building at 302 Benton Drive and granted the applicant several waivers, including for parking requirements and a traffic study.
Kevin Grindle, a project manager with Barton and Judas speaking for W.F. Young, described the proposal as an expansion primarily for office space and storage. He said the company currently has about 18 employees parking on a typical day, that the site now contains 57 spaces and that the applicant expects to grow to about 68 employees with 56 on site; the plan includes a buildout for roughly 70 parking spaces. The applicant requested a waiver from the town parking standard and a waiver of the traffic-report requirement, saying nearby roadways would not be negatively affected.
Resident Ralph Page asked where the trash dumpster is located; the applicant said the existing dumpster is in the southwest corner of the site and is fenced in. Page said he supported the plan.
The Board voted to grant the parking and traffic-study waivers, approved the required site-plan findings, and approved SITE-2026-02 with conditions, including a drainage condition requested by the Department of Public Works. All motions carried 4-0-0.
The approvals include the waivers and DPW drainage condition; the Board recorded no opposing votes. The applicant will proceed subject to the conditions the Board attached during the meeting.
