BZA approves several applications, schedules decisions on two major hearings

The District of Columbia Board of Zoning Adjustment handled multiple procedural and decision items at its July 1, 2026 meeting.
The board approved issuance of the final order for case 21326 and recorded motions to approve applications on the decision and consent calendars, including 21405 (alley subdivision and two new attached dwellings), 21434 (modest rear addition increasing units from 4 to 6), 21464 (expedited special exception for a rear addition) and 17703D (Sidwell Friends School modification without hearing). Several approvals were recorded with supporting Office of Planning recommendations and DOT no‑objection notes where supplied.
The board administratively postponed application 21209 (alley subdivision) to October 7, 2026 at the applicant’s request. Two longer hearings—application 21450 (a home‑based child development center seeking to expand to 20 children) and application 21453 (a use variance to add four cellar units at 2222 Q Street NW to fund a major historic rehabilitation)—received full presentations and public testimony but were not decided. The board left the record open in both matters and requested supplemental materials: a DOT confirmation and a trash‑management plan for 21450; lender/financial evidence and tenant relocation/TOPA documentation for 21453. Decision dates will follow once those filings are received.
The board adjourned after scheduling follow‑up deadlines and thanking staff.
