Auburndale approves land‑use change for Polk Regional Water Cooperative site, annexation and warehouse plat

The Auburndale City Commission on Nov. 3 approved three land‑use items: a future land‑use amendment to allow a Polk Regional Water Cooperative pump station and tank, the annexation of a small parcel at Lake Juliana, and final plat approval for the Auburndale Warehouse development.
Community Development staff described Ordinance No. 1838, a request from the Polk Regional Water Cooperative (petitioner Eric DeHaven) to reclassify approximately 1.0078 acres at Derby Avenue and Rose Street from Medium Density Residential to City, Public Uses, Parks. Staff said the change will allow construction of a booster pump station and a water storage tank to repump water into Auburndale's distribution system; the project will be owned and operated by the Polk Regional Water Cooperative and will require a 6‑foot masonry wall along Derby Avenue to buffer adjacent residences. The Planning Commission recommended approval (4‑0). Commissioner Keith Cowie moved to approve Ordinance 1838 on second and final reading; Commissioner Jordan Helms seconded and the vote was unanimous.
The commission then approved Ordinance No. 1839 to annex a 0.06‑acre enclave north of Gapway Road on Lake Juliana at the request of John Strang of Gapway Groves Corporation; staff said the annexation will allow the property to connect to city utilities and services. Commissioner Jordan Helms moved to approve the annexation on second and final reading; Commissioner Bill Sterling seconded and the motion passed unanimously.
Community Development Director Julie Womble presented a final plat for the Auburndale Warehouse from Hunter Martin of KimleyHorn on behalf of CH Realty IX‑Dal I Lakeland Auburndale, L.P., and the State's Board of Trustees of the Internal Improvement Trust Fund. The developer certified required improvements; staff recommended acceptance and the commission approved the final plat (motion by Commissioner Bill Sterling, seconded by Vice Mayor Alex Cam). When asked whether a proposed helipad was part of the approval, Womble said helipad details are handled through site plan design rather than plat approval.
Earlier in the meeting the commission approved routine minutes and gave consensus to involve former City Manager Bobby Green in the city manager search. All land‑use motions passed with unanimous votes.
