Council holds first hearing on airport zoning amendments to reduce side-yard setbacks

The Enumclaw City Council opened a public hearing May 26 and took the first formal step on Ordinance 28-37, a proposed amendment to the city’s airport zoning regulations.
Senior planner Winston Larson told the council the ordinance would reduce minimum side-yard setbacks in the airport zoning district from 20 feet to 10 feet and would amend a footnote to allow structures up to 18 feet where the airport zoning district abuts residential property. Larson said the changes are intended to align development standards with aviation operations and to ensure compatibility with surrounding uses.
Larson said the planning commission reviewed the proposal and voted April 23, 2026, to recommend approval. He said the amendment was requested on Jan. 23 and added to the city’s 2026 work plan after the council approved that plan in March 2026.
No members of the public offered testimony during the hearing; Larson and staff remained available to answer council questions. The hearing was closed and the council moved to give the ordinance its first reading, leaving final action for a future meeting where council members can adopt, modify, or reject the proposal.
If adopted as presented, the ordinance would update the Enumclaw Municipal Code provisions covering densities and dimensions in the airport zoning district to reflect the setback and height changes described in the staff report.
