Planning commission defers Beckhaven Reserve preliminary plat after resident flooding and traffic concerns

The Wilson County Planning Commission deferred action on the Beckhaven Reserve Version 2 preliminary plat (69 lots) during its March 20 meeting after several nearby residents raised concerns about flooding, septic systems and traffic.
Developer representative Alex Becker presented the preliminary plat and staff read their recommendations. During public comment, residents including Jim Schmitt, Jennifer Stooviack, Justin Mayhan, Luke Mires, Ken Young and Perry Neal spoke against the proposal, citing risks of flooding, impacts to drip fields and septic, increases in traffic and concerns about lot sizes and infrastructure.
Commissioner Nokes moved to deny the preliminary plat based on flooding concerns, and Commissioner Renfro requested limiting infrastructure as part of that motion; the motion failed for lack of votes (reported as 4-5). Following that failed motion, Commissioner Woods moved to defer the item to the April 17 agenda, Commissioner Ashe seconded, and the commission approved the deferral with all voting aye.
Mayor Hutto also reviewed Tennessee Department of Transportation requests for road widening related to items under review. The minutes show the commission chose a one-month deferral rather than denial, allowing additional review and potential adjustments to address the reviewers’ and residents’ concerns before further action.
