River Ridge CDD authorizes gatehouse redesign and master signage work

The Board authorized Bowman Consulting to retain RG Architects as a subconsultant to redesign two gatehouses and approved Bowman’s landscape architecture proposal for the Pelican Sound master signage program, financing design as a reimbursable deferred cost ahead of 2026 construction.
District staff presented plans to redesign two aging gatehouses and update community monuments and signage. Eric Long said RG Architects, which previously designed the River Club complex, had been engaged to produce updated designs and 3D renderings. Long said gatehouse work is a facelift, not demolition, and noted the main gate had been struck 12 times this year.
The Board discussed booking the $62,500 design expenditure as a reimbursable deferred cost to be invoiced when future financing is issued, and noted the design and permitting timeline of 12–18 months. Mr. Krebs said a new elevation certificate will likely be needed and that construction plans may be available with the Development Order.
On motion by Kurt Blumenthal and seconded by Terry Mountford the Board authorized Bowman to retain RG Architects, P.A. as a subconsultant under standard Bowman terms and authorized the Chair to execute documents after review by District Counsel and the District Manager. The Board also approved Bowman Consulting Group’s proposal for landscape architecture services for the Pelican Sound master signage program; neighborhood monument replacements will be budgeted from Pelican Sound replacement reserves.
