The Buford City Commission used its Nov. 4, 2024 public‑hearing session to decide a package of land‑use requests, approving most applications with conditions and denying one request for a vape shop.
During the hearing the commission approved Special Use Permit #SUP‑24‑19 for TAG Auto Solutions (5217 Bellewood Court) with four conditions restricting automotive work to the building, prohibiting outdoor storage, limiting the permit to the current applicant, and requiring parking in striped spaces. #SUP‑24‑20 for Blue Diamond Pumps, Inc. (5047 B.U. Bowman Drive) was approved with conditions that require stored materials be inside temporary containers, preserve required parking spaces (on‑street parking is prohibited), and mandate removal of the containers after eight months. #SUP‑24‑22, a fast‑food drive‑thru request for Suite 101 at 4965 Lanier Islands Parkway brought by applicant Steve White, was approved for Jimmy John's only; the approval is conditioned on the applicant providing a building square‑footage calculation to confirm parking requirements and on compliance with applicable codes and surface/material standards for parking and driveways. #SUP‑24‑23, a request by Hakim Hillard for a vape shop at Suite 112, was denied. No public opposition to the permits was recorded in the meeting minutes.
The commission also approved annexation and rezoning (Plat #700/#Z‑24‑31) for Seefried Industrial Properties at 4602 Bennett Road, changing the zoning from AR‑III to M‑1. Doug Smith spoke on behalf of the applicant. The approval contains multiple conditions including incorporation of Development of Regional Impact (DRI) recommendations into the final site plan, site‑plan consistency, building elevation standards, approval of front‑yard retaining walls subject to director review, a 20‑foot enhanced landscape strip adjacent to the right‑of‑way, and contained cut‑off lighting to limit off‑site glare.
Chairman Phillip Beard opened the public‑hearing portion of the meeting and noted that it had concluded after the listed items. The commission took each permit and the annexation by motion (moved and seconded by commissioners) with recorded unanimous votes.
Procedural note: several SUP approvals are limited to the identified tenant or applicant and expire if the applicant vacates the property, and many approvals include specific site‑plan, parking, material and screening conditions that the Planning Director will review and enforce.
