Planning staff reported two items on the monthly development activity map. The first is a reuse site plan for Stokes Surveying at 214 US‑70 West that largely reuses an existing building; staff noted minor site upgrades and the applicant will seek a board of adjustment variance to slightly reduce buffers while meeting planting requirements due to a narrow parking area.
The second item is a conceptual tier‑2 conditional rezoning and sketch plan for a one‑story skilled nursing facility accessible primarily from Timber Drive, with a gated emergency access from Hillendale Drive that will require a public turnaround. Staff described the submission as a sketch plan; additional details and a full site plan will follow.
Staff said the current pipeline is a mix of smaller infill proposals and a few larger concept submittals, and previewed items for July council meetings including hearings on voluntary annexation, a tier‑one conditional rezoning and a zoning text amendment regarding funeral homes. No decisions were taken on either project during the work session.
